I will be making these purchases through my Solo 401k so the usual tax benefits don't apply and my up front cash requirements will be higher than a traditional, non-qualified purchase.I live in the Raleigh, NC area and have spent the past two months analyzing more deals than I can remember.

WSJ article on deed fraud aka as stealing your house with the aid of online property records.Given our government's horrific record on protecting online records (every government worker or former government with a security clearance had their fingerprints their personal history and a large part of their financial history stolen by the Chinese government, one of the worst screw-ups in American history) this can become a major issue especially for landlords who very rarely or never visit their properties.

Lots of great buy and hold info here ( I have a blog posts on classics of lanldord lit  and all those books should be free at the library)..also, of most interest to you may be some of the strategies for low down payment on this site (some involve owner occupancy of a 2-4 unit, for example, or others involve more creative financing) to avoid the traditional higher downpayment for investment properties.
