An investor in many other markets might have to own and manage 5X-10X as many properties/tenants to achieve the same equity over time, which is why investors in those areas are much more focused on cash flow.If you have been searching for a while, you probably know whether this purchase is a good deal in your market based on the other opportunities you have analyzed.

I  care little about appraisal values and focus on the ROI of every property I buy. 

I am basically focusing on Intel renters.

I'd focus 100% on service. 

Focus on investment.

I'm only focused on cash flow and COC (and not speculation).  

I'm sure I'll have lots of questions going forward, but for now I'm going to focus on educating myself as much as possible before jumping into any deals.

I’ve mainly focused on out of state rentals so far but I just moved here a couple months ago.
