You can rent it to another tenant as an additional room-tv room, office, storage, just not a bedroom.

The only reason that I would go higher on a property like this is if I had a set plan for adding value by either raising income or lowering expenses (or both).If you have a set plan to raise your income (increase rents that are lower than market, add amenities of some sort, use space in the building better for paid storage or laundry facilities, etc), or lower expenses (can you set up tenant-paid water, better management of lawn care or property management, etc).Let us know how it goes!

My thoughts are to keep the existing building in place and clear an extra acre to begin with for outdoor storage (boats/ RVs/ cars, etc).
