Floors were all sanded and stained with dark finish with 3 coats of poly added.

That's a shot in the dark that you don't want to wait around for.

I would add, that if you are a landlord in a dark blue state - the costs to evict a bad tenant from your property have gone through the roof as well.

Unless you are a CPA or hire one full time an individual cannot keep all these webs from being compromised.Some DSCR lenders want LLC vesting, about half do not.I feel like I personally pay for Newsom to jet around boosting other states elections with my AMT on top of all the fees. 

That way, they knew that they would be moving into a dark, cold house with no water, unless they got the utilities switched over pronto......works every time.

My background is mainly in technology, however I have also worked for a Real Estate broker/agent doing web design, MLS IDX integration, social media campaigns, market reports, etc.

Are my numbers too tight or is everybody doing off market deals and leaving those overpriced to sit on the web?
