Finding Deals on LoopNet

Why is it that every deal I analyze on LoopNet or another CBR site is about 33% over what I'm willing to pay for it? Are my numbers too tight or is everybody doing off market deals and leaving those overpriced to sit on the web?

LoopNet is a place where deals go to die :-)

This is how it works:

  • a seller asks a broker to sell a property
  • the broker agrees and sends that listing to the first priority buyers
  • if nobody buys, he then sends the listing to a general buyers list
  • if nobody buys, the broker lists that "deal" on LoopNet
