A customized lease agreement would also work because I could write in specific language about common areas, separate entrances and off limit areas.

update - I spoke to customer service at Xome.com and they lowered my bid, and it is now under review by the seller.

When the customer calls back to tell you they are not interested in selling at this time do you take them off the mailing list or do you leave them on there and continue to mail to them repeatedly?

There are other systems, but they tend to be more cumbersome and require some IT support to start up and customize etc...I know TLO is better than Locateplus and I'm fairly confident Lexisnexis is too.  

Over the course of 6 years, I've slowly taken most of the business from the cheap motel, mainly through repeat customers and referrals.
