I have gone through some great forum discussions on landlord paid utilities (most discussions say run away fast :-).

Fortunately I am pretty handy and can keep costs down.Comps was tough, only three or four sales in the last year, but all for 120K-140K and all smaller homes, I think if I keep it around $120K it should go fast unless I rent it out.

Alison,Did you make the seller a fair cash offer with no contingency with a fast closed or was you trying to put it under contract with the seller without offering the seller a few dollars to show the seller you are serious?

I know I have been pretty conservative with my purchase number especially for the first project, but being a cash buyer with a decent allowable access to fast cash I didn't think finding a property would be this difficult.

I also agree, you want to sell fast.  

Fast forward two year, a new job and a new location, I will not make that mistake again.

Your level of education, experience, and risk tolerance all factor into how fast or slow you set yourself up to take on that first deal.
