Wholesalers/Realtors/Investors//Anybody!!

I have been looking for any SFH, Condo or Multi-Family for a flip project in the Metro-West Boston area for the past 3-4months now. I am dedicating all my time to this new business of mine. I have been networking, meeting with realtors and a wholesaler here and there,doing countless hours of drive by's and mail outs and scouring the MLS every minute it seems. I have many years of experience in the construction field and I am pretty confident with my rehab numbers. I'm also pretty confident with my deal analysis strategies I have been using. I am only new the metro-west area and although previously living in MA and being told to be patient (which I agree with) I am finding it incredibly hard to find deals. I seem to find a good one and its either under contract before anyone gets a chance to even get inside or someone overpays for the property. I know I have been pretty conservative with my purchase number especially for the first project, but being a cash buyer with a decent allowable access to fast cash I didn't think finding a property would be this difficult. I guess I'm asking anybody out there what the average timeframe is to find a property considering this is now my full time profession. I also ask of anybody that may have any deals you think may meet my criteria let me know. 500k all in.
