These would be the tenants that are storing their junk in publicly visible areas, consistent slow payers, or potentially even the tenants that will never be able to afford your proforma rents.

I’m about 4 years from retirement and regretting not venturing into this world sooner.I’m currently going back and forth on whether to focus on short term rentals in Florida (Destin, PCB) or long-term single family homes in the Birmingham, Al area.

Jason, Great spot in Fort Meyers that area has been exploding over the last few years. 

We have had two different contractors try to fix using various types of cement/epoxy while digging up outside area and they can not seem to get it right but have decreased the water a bit.

You technically if you live in the property could be evicted as you are not a tenant or have any ownership, you are a squatter. 

This was also the case in my area (Saint Pete) which has just started enforcing more.
