Hi Alex, I personally love Columbus Ohio and as someone who works with a lot of out of state investors - there's so many catalysts for why you should invest here.

Buy and hold - utilize sweat equity tobuild a primary residence for my wife and I and build an ADU to offset the cost of ownership.  

One side is rented out for $750 a month (a little under market value) the other side me and my wife will be moving into once we fix it up.
