Reading books and watching videos/podcasts and etc.... but I don’t know if now is a good time to try any begin looking into realtors and PM or should I wait?

I always here you have to be “licensed” to collect referral money, but then I watched a video on YouTube that says as long as YOU are not conducting in a way that you would normally need a license and you simply refer the business, you are allowed to collect a referral check.

Hey @Larry Fullard You can find off market deals including multi-family with ads on social media.Facebook is the most effective for doing this as you are able to target investors directly in the exact area you are wanting to buy.You need to create a photo/or video ad that grabs the attention of the property owner with a call to action so they either call you or give you their contact info.   

Youtube videos can give you the site overview. 

i did the comps in the area myself i just did not get to walk through the property but i have a video of the inside its a full gut needs everything new also has a full basement i dont have it under contract because im learning and i dont want to make the wrong mistake so im here asking questions before i contact a buyer from my list i just was not sure on what was my asking price to give the buyer.

Basically I want to transition from reading articles and watching videos to actually getting involved.

I'm watching so many videos on these topics but they all sort of assume one has more cash on hand to play with than I do.I don't really have the resources to invest out of state ( or enough knowledge about tax policy in other states), but CA is so expensive I feel like there is almost no sure thing I can do with this amount of money but I am so eager to get things moving.
