When to build core 4

I’m about 10-12 months before I invest in my first single family home (paying in cash to refinance after rehab) and trying to take baby steps. Reading books and watching videos/podcasts and etc.... but I don’t know if now is a good time to try any begin looking into realtors and PM or should I wait?
