@Melissa Schultz - we got so lucky that the tenant was already planning to go out of town for a week.

Currently we’re working in our small town on smaller deals with smaller investors.We are negotiating a duplex right now in a nearby town.

Now we are out of town and cater to families so that keeps the partier's away.

Am hoping to buy in one of several small-medium towns within an hour of where I am now.

I disagree with the town in that most agents and brokerages would want to disclose this as it can materially alter what you can do with the property.
