Since you are buying a holding properties the item I would caution you on is that Lines of Credit (LOC) are for temporary money.

If you have a source of temporary private funding, you should be able to get a mortgage later, so long as it meets all of the standards of the lender (i.e. adequate appraisal, no title issues, etc.)
