For example, let "them" buy out of the existing lease and then let her sign a replacement lease.Or ask for additional deposit monies since your risk is higher with only one income to pay the rent.Obviously, you must obey all local laws but something like this might be allowed in your area and might be the best solution to everyone involved.

These solutions would have to pay off within 2-years (the typical holding period of the buildings in the portfolio) so something like installing solar panels wouldn't fit the bill.

But if you could, and you can sustain it (about $1100/month, by my calculation) this looks reasonable to me.You'll really have to look at expenses, though.

Additionally, you'll want to fix the exterior issue that's causing the static pressure.Generally, the fix is a few thousand dollars, depending on the length of the crack.Unfortunately, both of those solutions are pretty obvious to someone looking at the house.
