Detroit can be good or bad depending on the area.

It was built in the late 1920s but in relatively good condition.

You want to make sure that whatever deal you negotiate if you were collecting rent on both sides, is a good deal as to cash flow.

I have built a good team on the ground so I figured I can do just as bad lol.

These are the tenants that you don't need out, but again, maybe they are just slow payers, or are near the top of their income:rent ratio, so you can get one increase in, but after that, they are likely unqualified.And then you have your good tenants.  

It's no guarantee but it's a good place to start.
