If you think you have the ability to raise sufficient equity to do the deal your best bet would be to find a local developer with expertise in this type of project to partner up.

If you are late in the cycle for several of these, you'll want to have access to some amount of capital that will be sufficient to float the inevitable replacement of these items.  

A friend of mine had an idea to buy "smaller cell sites" since the larger towers seem to be out of our price range as well as dominated by larger players.

@Nicholas BolconSeller financing could work, but the seller would need to have sufficient funds (eg to afford wherever she is going next which I assume is above ground, pay off the current loan, etc).The issue is the EPA holds the current Title holder liable for the environmental cleanup/impacts.

Off-site companies may be in the 25-35% range.

Hopefully the threat of ruined credit and garnished wages will provide sufficient motivation.

Our goal would be to find a property, likely in the 500-900k range, that will cash flow and require potentially some but not extensive remodeling.

Because they were all sold over a year ago, I don’t think they give a man accurate price range for the current market.

I agree with @Pete Harper; I live in half of my duplex here in Killeen, which is a 2:1.5 that was previously rented out for around the $650-675 range when I first bought it.
