Purchasing Antennas and roof top cell sites

New to this so apologies in advance. A friend of mine had an idea to buy "smaller cell sites" since the larger towers seem to be out of our price range as well as dominated by larger players. My questions are, 1) would this be possible to buy the lease for antennas/rooftop cell sites just by contacting the business and seeing if they are interested in selling? 2) Has anyone done this and if so, has it been viable?. Many thanks.

Hey Michael, it is pretty dominated by the larger players that can pay low cap rates. I have worked with them to get some tower deals done. Do you have a specific deal in mind?
