Somewhere in the murky past I recall hearing a BP podcast featuring an owner of rental properties who had devised a nearly 20-page rental agreement--it took care of the middle of the night clogged toilet calls etc., by clearly stating the condition of the property upon turn-over, and requiring the tenant to maintain it in like condition, absorbing all costs for doing so.
