I'm hoping to find a good deal on a duplex that's either already occupied or with the hopes of living in one unit and renting the other out.All advice and words of encouragement are welcomed :) I am new so please provide information in that instance!

Only thing the property manager can do is 'encourage' him to pay and be nice to him, but be a nuisance. 

I personally would encourage it, as I know it has worked out for others as well.

BUT I also want to encourage you to think about LLC w/more open eyes.I have been investing in RE for 18 years. 

Encourage them to bring somone bilingual to the contract signing if they are the successful candidates. 

Now, I encourage anyone to do all of those things, but today we will not be taking that deep dive.

They're already content, and this is not something that can really be faked, especially in person.For someone like me, that's the winning strategy,Obviously that would be a terrible default strategy for society en masse!

I encourage cash payment for deposit and first months rent.

I'd also encourage you to look at house hacking a duplex or other type of property if you have not already.
