Hi, I'm fairly new to real estate investing but very eager to learn and get started. I'm hoping to find a good deal on a duplex that's either already occupied or with the hopes of living in one unit and renting the other out.

All advice and words of encouragement are welcomed :) 

I am new so please provide information in that instance!
