I have a applicant for my $1300/mo rental in a senior community, who has a 720 credit score, is 58, retired, has savings from a home sale, and has a pension of $750/mo, and is offering a full year, plus security dep, up front.

CASH in the bank at anyone time .. and it would be fairly quick to have a default if they were ripping rents and not paying senior mortgage lender.whereas with the loan fund they just keep churning the money... and it takes years to figure it out and by the time they do its one of these whoppers.

Signs are great, but they get cut down by competitors, sign police, Realtors®, bored kids, etc.However, if you properly content market, you reach the people you want, without the negative repercussions. 

I have had done work with Glendora City, their senior center, I had the insight of their plans for the next 10 years, they have a ton of potential for market upkeep.
