Seeking Senior Housing or Hotels for Conversion

A partner and I are currently seeking senior housing deals or hotels we can convert into senior housing across the US. We would like to stay around $5 million all in, so we could purchase a hotel for around $3 million and put $2 million more into it. Please let me know if you have anything or know of anything. Check out LoopNet for Williamsburg, VA - three of them currently there. I also noticed two on the main (RTE 60) road, empty and for sale last Saturday. Did not take their info, as I wasn't interested - but did think that one would be a perfect student housing/senior housing conversion.
