I haven't had much success talking to mortgage broker about it because as soon as I mentioned renting out the property or investment property they change the entire conversation to conventional loans like I no longer qualify for a regular mortgage.

There are ways you are required to make known you are an agent in the purchase offer and things of that nature, but you shouldn't run into any cap on how much you can own from the agency side.
