I suppose the newer Utile product is of better quality that what was available 20 years ago, so it may be a good choice.

I like the suburbs better.Pick better areas C+/B and you will get better quality tenants and higher rents. 

There are companies that will test indoor air quality.

In lower tier properties it comes with a territory.Either way, fixing problems with quality parts and workmanship will bless YOU and, to some degree, your tenants, too.
