There is no drinking the Kool Aid on this one because appraisers tends to do a very in depth job on a commercial appraisal to understand, not only the produce but the surrounding market as well. 

I wonder if a potential tenant would prefer the central A/C purely for cosmetic reasons? 

But look at this purely as a financial action -- would you spend more money to gain no return?

Perhaps this will be an unpopular opinion…..I would either: think of this purely from an investment lens, in which case owning cross country is fine….OrTreat this as a vacation/investment, and make it driving distance.My worry is that you’ll buy a place in say FL, you’ll fly there twice/year.

I was purely making a statement as to sometimes paying too little can be for a reason.

AND...it's pure 3BR bliss, so will command near the very top of the rental market easily.

Generally though, I break it down into the "five pillars" of protecting your assets.The first pillar is avoiding unnecessary and risky activities (don't drink and drive, insurance generally won’t cover your poor decisions) and take good care of your investments(maintain your property, etc) - these simple steps will help you prevent lawsuits before they even occur.

And about 90% are pure garbage.
