You might also check the glazing or caulking around the glass itself to ensure no air is coming in around the glass.

Cape cods are infamously poorly ventilated...they take a lot of effort and air balancing to get proper climate control....The cathedral ceiling play won't add any value...plus, you only have a foot of space to gain for the $15,000 you'll spend to open the ceiling.

I have noticed when one of the dryer is in operation the exhaust air makes its' way to other dryers as well when it is traveling to the main outside exhaust causing one of the dryer to get foggy.

That's all I really need them for, though if there are major repairs I don't mind having them hire a professional for it (ie if the the motor in the furnace needs to be removed and blown out because the tenant failed to replace air filters; replacing doors is kind of a pain so I'll pass that off even though I can do it, stuff like that.)

I would first start with opening all the windows for a few days to air it out, then scrub the walls.
