I know what I would do and that’s use alternative methods to coax him out of the house by paying local bar patrons to pay him a visit one nIght and explain to him you don’t harass or be abusive to women and it would be in his best interests to pack up his $&@ and leave before he’s picking his teeth up off the ground .

Personally, I don't worry what the market is doing, put yourself in a position to pick up a deal when you see one- if you are leveraging and the cash flow is there, you will be fine regardless.

@Andriy Boychuk the only people I personally know of who have bought parks at auction were a large fund and even then I think it was a NPN auction and they picked up a portfolio loan that had a few parks. 1.

Depending on how much cash is actually left, 10-20 cents on the dollar seems like a likely outcome.These weren’t just poor performing properties that investor’s money was put into, but much newer investors money went to earlier investors and is gone, like Madoff.

not a realtor, but i am curious. in markets already overly saturated with realtors, why would you want to spread yourself so thin. pick and area and be the best and most active realtor for that area, then increase the size of the area as you become known.
