I'd recommend small local banks for something like this.Your insurance number seems high - I'd shop around on that and combine it with your personal home / auto for a multi policy discount.Regarding your question on security deposits, yes they generally transfer as a credit toward closing.

OK Everyone I'm in a little bit of a conundrum and I think personal feeling may be outweighing the business side so I need some help from a outside opinionI have 4 rental properties all showing a good return in less than ten years they will be payed off and showing much better,the wife and I are tinkering with the idea of moving out of state, and we have a great property manager available that would be extremely cost effective. we currently use him-on one property to " try him out "We currently have a FHA loan on a 30 year 27 left 3.5%currently payout 950a month that includes taxes and insurance and a pmi that will falloff in two years lowering the note but about 150.although once we don't live there we will loose homeowners exemption thous increasing the note by roughly what the pmi drops.insurance will however be lower because we would drop it to the commercial policy that we have the other rentals in instead of a personal dwelling policy.its in a b- area up the street from the high school and 1 block from the historic district.two bedroom duplex's next door get $750 a month.rent in that area isn't extremely high so I am figuring a rent of $1250 after property management fees thus netting a 300 return before any repairs. recently upgraded the inside so hopefully that wouldn't be a issue for a few years but you never know.my question is would it be worth keeping?

Not in the spirit of federal loan (government subsidized) loans, the SAFE Act, potentially fraud statutes, may be against 'public policy' interests, etc.

They trimmed the bushes off the roof of the house, bought a new mail box out of their own pocket.But I'm finding a few things that I'm not sure whether they are damage or not, and others that are clearly damage, but so minor that I'm wondering if it worth the hassle dinging their security deposit.Tenant is a married couple with two kids, though, they violated several terms of the lease:1) Got a dog [pit bull] that was not allowed. 2) Her sister and what appears to be one of her kids moved in with them at some point apparently after her divorce, I presume less than a year. 3) They got a pool that, along with the dog, caused me to have to get new insurance which was a huge hassle since I have 5 policies and an umbrella policy and have to move them all to get the best rates and the umbrella...With that background here come the questions:Obvious damage but not sure if I should ding them:-Two torn/missing blinds in front of house.

If someone gave me that ultimatum, I would answer that I intend to choose the right contractor for the job, and that I have a policy of not contracting with tenants or renting to my contractors.
