If you're able to offer any concession?

Probably not.When I have offers due on my listings at 12 noon on a Tuesday, and Im calling all the agents who submitted offers to negotiate those contracts.....and the part time guy who is at his day job doesnt answer...what do you think happens to their offer?

---You could offer to let them out of the lease---Refund the cost of the test---Spend up to $x to address the issueYou should explore the consequences/expectations before agreeing to anything else.Second, allow them to get a test done by an inspector you approve. 

I accepted an offer after a week on market for $105k, but it fell out of escrow because the seller wanted the roof replaced.
