That way when you go to court for an eventual eviction you have everything backing you up showing he has been non-compliant and if he really wasn't impacted by COVID that will be the nail in his coffin.Sorry for the long response, just trying to help from someone who's in a highly pro-tenant state.

So your trying to buy 100k properties I am buying a 100k car.. and the salesmen is selling me a 100k car. and I assume he is making a commission.. but not the normal care sales routine but very professional and polished.. so that's what I am saying get professional and get poslished know what the heck your doing then send out your mailers and close the heck out of them and make a bunch of money.

The nail in the coffin was when we went to look at an occupied property and the current tenants were aggressive and mean in regards to letting us access the property.

I'm looking at 10-15 properties a day sometimes and running a spreadsheet, but usually have been using $30-40/sf just for time's sake to see if the deal looks like something worth having my mentor take a look at.Also, i'm not familiar with the 'hammer and nails' side of things.
