My advice would be to go all in on a true VR so as not to dilute the model, and buy a few LTR's elsewhere. 

Modeling real estate cash flow is much different than a company's cash flow.Also, amortization does not refer to debt service.

Dealmachine and profitdrive are more than just skip trace services in that they both support a driving 4 deals model.

So for example, according to Google, a dishwasher has a lifespan of about 10 years, a garbage disposal is about 8 years, and an air conditioner is about 12 years.Sticking with the dishwasher example from above, at my local big box store, the mid range model of dishwasher is about $600 dollars.

Because each property will perform differently based on yearly expenses, debt service, rent increase, and appreciation through its lifetime you would need different financial modeling.

@Geri May I am ok with the 2 bedroom house, as long as you know that the area and demographics fit that model.

I agree with @Alex Olson that following a BRRRR model from out-of-state may look good on paper but the reality is that it's damn hard to manage from LA.

They have largely failed because they think technology can solve everything and do not build the appropriate services and education infrastructure around the tech core of their model.
