Don't forget the new "Deal or No-Deal" presentation opportunity after the main meeting, where you can 1.) present your deal in front of the group (years of experience) to help determine if you have a deal and 2.) help you structure the deal and 3.) to try and get the deal SOLD on the spot.

(I have a spam email address that I put into all squeeze pages that offer me something I'm interested in but don't want clogging up my main email) You will find one of the most comprehensive beginners course in those pages that are still relevant to this day.That being said, had I not found a mentor, or more truly had a mentor not found me, I might not have made it to this point.I have said it before and I'll say it again, this is truly one industry that needs to go back to the tradesman/apprentice scenario.

Main strategy is to invest in NNN leased properties to national "credit" tenants, presumably to provide predictable cash flow with limited downside.If you're just looking to park your money, it's not a bad option as the broker commissions should be low.

The main problem that I found is that 1st lien holders do not allow a 2nd lien (mortgage) on the property on the same day as the closing.

If your main mortgage lender has an IQ greater than like 95, then you can borrow against your 401k, and it will not be viewed by your lender as a loan OR impact your DTI.
