If you used a credit score as well then there are certain additional factors you need to add: credit score, score range, negative factors influencing score (and mentioning too many inquiries if that is a factor].BTW if you have  set standards in terms of screening you pretty much cover your FHA issues too by being obviously non discriminatory.

But the 4/2 is in really bad shape, 1 bath needs gutted( mold on the bathroom ceiling,tile missing in the shower) and key lock door knobs on every door.

Just closed today, May 10th on a SFR in Austin that cash flows $800 per month.Went back to the title company to get the keys and checks, got keys and security deposit check.I said the prorated rent check is missing and they said it's probably because the tenant didn't pay rent and the buying/selling agent should figure it out.
