Wierd duplex
Hey guys, I'm looking for input. I wanna put an offer in on a duplex that I found In the burbs. One unit is a 3/2 w/ a one car garage.with a family paying $300 a month below FMR and a lease till December. The unit is in ok shape not horrible, but will need new floors and paint. The other unit is month to month paying the same , but someone along the way turned. The garage into a room.( so shady 4/2) both are renting for $750 ea. market rents are $1050. But the 4/2 is in really bad shape, 1 bath needs gutted( mold on the bathroom ceiling,tile missing in the shower) and key lock door knobs on every door. So I thinks it's a a lot of unrelated room mates and what I gathered by talking to the neighbors there are 7 cars that park there and their immigration status is questionable. Rough numbers I think 20k in repairs will be needed to that unit. They're asking 189k , I was thinking 175k is better.
