If you don't have access to MLS, it wouldn't hurt to talk with a local agent.

It's given me a great 6 month runway to save like crazy, get settled in my new job and spend lots of time learning about real estate and talking with every landlord who will take my call.

This guy talked for an hour and a half and explained nothing but why wholesaling is awesome and how awesome probates are.

@Michael Dang   I recall reading something not too long ago that said the huge warehouse market was overbuilt in Houston, but the small light warehouse market was underserved.I assume you're talking about the smaller projects with a rolling door and a big open space with a small office and restroom.
