Multi Family investment Lower Bucks

I'm a local investor in the Lower Bucks area and I am in a bit of a pickle. I have a chance to get this property, but in As-Is condition, with no sellers disclosure. There are roughly $10,000 in immediate repairs, for this 2 Unit multi family in Bristol Borough. I have the conventional financing set up, but I don't hold enough in cash reserves to get the repairs done. I have more numbers on the house, but this is a brief overview of my situation. I'm looking for creative ways to approach this, and hopefully close ASAP. There was a recent offer on the property so any advice/partnership would be great.
