aquiring a tenent

I need some help on an issue. I have an offer in on a duplex that has a tenant that will not cooperate. The prop is being sold through the fed gov and and dont think she has had to pay rent for a while. The other side has been vacant with the power and water still on. This prop was seized from the previous owner who now resides in prison. I will be getting the prop under value but with a tenant problem. My question is what is the procedure to evict them as i purchase. I dont want to start with this kind of tenant. Im in utah and im new. thanks

Study your state landlord tenant regulations. This is the first responsibility of a landlord/owner of a rental property. All the info for evicting is included in the regulations. The day you take ownership serve your tenant with a notice to evict according to your regulations. Assume she is M2M unless there is a lease, which is very unlikely.
