I have been renting out my previous home and with the rent I am collecting, I am netting approx $500/month on top of the mortgage (3.75%) and other expenses.

Number 1 I won’t have to bill the tenants and try to collect.  

Can they ask for the rent that was paid during any of this time or try to start collecting the rent ?

Other non-payment evictions have been going on since the courts reopened early last summer.We have been focused on collecting by making sure everyone jumped through the proper hoops to get aid money.

In my case it was for a flip, so we gave in and bought it, even though all of our business revenue was reported in the city in which we conducted all our business (collected revenue and paid bills.) 

Collect those rent checks and giggle like a schoolgirl all the way to the bank like I do!

Hey BP,I have a friend who is getting his RE License and plans on only referring clients and collecting referral fees since he has a big network. 

Learn the game on his dime and collect a few commissions.

If someone gets hurt at one of my properties, I want him/her to collect from someone other than me - the other guy's insurance, then the other guy, then my insurance are buffers :)

The only experience we have with real estate at the moment is the collective knowledge from doing research and reading books.
