Your cash flow is adjustable because the taxes are so high in NJ, but with that much to spend your ideal set up would be a three-family or two-family with an extra unit where you could live in the small unit and cash the other two larger ones.

Are you asking if this is a deal better suited for hard money or private money or are you asking for particular lenders that could do this deal?

My only thought so far is flying to the cities I plan to buy in and living there for 2-4 weeks.I know this isn't the ideal environment to be flying in and there are certain restrictions to my benefits.

I am a traveler, and a full time student, so the ideal position would be something remote.

Most likely though South Central, East Los Angeles, or somewhere like silver lake, los feliz, downtown are probably the most ideal locations.

Is it an ideal layout, no it doesn't sound like it, but generally speaking renters are not as picky as buyers.
