Floor plan : a make or break?

Hi all,

I am a long time student of RE but am about to purchase my first investment. A family member found this potentially great deal for me, but the bathroom placement is making me have second thoughts. It is a 4 unit building, each unit is the same 2bed/1bath setup. However, THE only bathroom is on the first floor beside the kitchen and back door. Really nice bathroom, horrible placement. Almost makes me want to walk away but seeing that the units are really set up for a single parent home, couple, or just one person ... I’m not sure.

On one hand I feel like I’m thinking to much but on the other, I’m trying to put myself in the mind of my tenants & I know that would bug me.

However, a 4 unit building for about $20k, with $600-$780 rent per unit doesn’t sound bad.
