It does a good job on the accounting and downloads from my bank easily but there is no property management functionality.

You can integrate your bank accounts and download cash transactions immediately.  

Download Zillow, Trulia, Realtor, Redfin, etc. and watch the listings and what they sell for in your target area.

If you bought a TV that you use to watch the highly educational programs on HGTV - then it's a stretch, at best.I doubt that your $12k rental business needed $20k of some business-only equipment.If you bought something that is only partially used for business, like an iPhone or power tools - then you can only deduct the business portion (percentage) of such equipment.

@Adeiya Denys Download an app called "Jiffy" it's a Blue Logo on the app store.

In GA the counties do not put these lists on the tax assessors site for the down loading like I read in FL.
