I know there are PM's on BP, especially self managing, that will disagree with having a grace period, but you remove a LOT of drama by having a clear 4 or 5 day grace period, not counting weekends and holidays, with a equally clear and meaningful late fee (within local law) that you consistently enforce on all tenants.

I get calls from people who saw the ad on sites that I never heard of.The only problem is that when you remove the ad, it's slow to come off of those other sites.

I am not sure how to remove my wife from llc and what if any advantageous reasons there would be to leave her on. i have an EIN# already, would i need to apply for a new one if i change to single member?

I removed all my free reports and in fact, I removed ALL fillers from the website and it is performing... probably better than most of you.This is what you do.

No mention of things like lawn care, snow removal, trash, legal and accounting fees ...
