I am looking to supplement my income and start generating some more cashflow with managing some properties before I have the capital to invest in my own rental properties.Does anyone have a introduction/proposal letter that they send and/or email to prospects?

You will need to supplement your tenants rent long term if you plan on holding on to this property.Your 50K DP is buying a couple of hundred  per month in income leaving far lees to cover expences.

After several months of back and forth we finally got a quote, very generic, on a piece of paper labeled "Estimate".  

So, instead of doing a generic pitch, get more personal.

In the early days, I thought that 5 houses paid off would supplement our Air Forece retirement....and then kept on going.  

You wouldn't be supplementing your real estate income with affiliate income from selling training. 

I am also looking for an updated agreement, as mine is very old, very generic and non-specific - in fact it sucks.
