I've paid for it and figure while I know some of it will be a sales pitch surely I'll pick up on some good knowledge and information over 3 days and hey it's another opportunity to network. 

I feel like there are tons of real estate investment opportunities around be but I have to clue how to take advantage of them.

The correct line of thinking is "What opportunities in my network and experience can my IRA tap into and get better results than what it is invested in today?" 

It's not earning it's keep where it is and is losing you thousands on lost opportunity every month. 

I'd be up at night worried about water leaking from a faucet, all those pipes just waiting to break, that old window that is about to start leaking, or pests getting in, or mold, or appliances breaking, or tenants causing damage, losing their job or getting divorced or dying, or a tree falling on the house or sewage backing up into the house or any number of unexpected and expensive things that happen at the least opportune times.

I'll private message you a few off-market opportunities as well.

I also look for value add opportunities whether it be through cosmetics or finding a way to make a property more desirable for little cost that other people overlook.

After a period of "they are not a hassle" I am willing to lengthen the lease but I am not concerned about people moving in and out all the time because my market does not have many rental opportunities right now. 

I come across some good opportunities on the Southside every now and then.
