I am looking for a residential real property investor or investors that are looking to purchase a single family home for house flipping or BRRRR.Seller (not me) has very little debt on the home and the property has long term tenants that are interested in staying.

The bonus is that it’s only 2hrs away from home and we get to enjoy it with our friends and family!

I have a lot of real estate experience, have worked in construction and have tools to work on a property myself.We've lived in Southern and Central California, currently in SW Oregon (went to college, lots of friends here), have family in San Angelo, Texas and near Seattle. 

Buying the right 1-3 homes can be hard for many people and hold almost all of their family's net worth.Separately, when I was a 1-4 family investor, my agent was the linchpin of my investing. 

I recently had a infill lot under contract to purchase so I can build a 2 family house.

Either seller financing (if allowed), a private loan (friends / family) or something like that. 

I built my team of sub-contractors and now I focus primarily on mid-sized multi-family.

The reason why I am unsure of this scenario is that I know the theory states that this is usually a non-owner-occupied property (someone buys a single family home close to their primary residence so that they can manage it and take advantage of the loophole in this manner). 

I have several single family home properties with over $100,000 equity in them and wondering if there is a way to tap the equity on those. 

I like to collect quite a bit of data on owners (family members, alternative addresses, deceased info, BKs and judgements, etc.) when I skip trace.
