In that case, say you lose your job or don't have a tenant for a while, you have the lower payment to fall back on, just in case things go south.

I would recommend a smaller, local bank for this.If you spend the majority of your time focusing on these 3 pieces of your team, I believe the other pieces you listed will more naturally fall into place, and save you time rather than screening a bunch of different people for the job(s).
