3) Hard Money Loans - i just got an LLC for this venture and have my eyes on a few items , would you advise a hard money loan if I am able to foreclose on a property due to other violations/ repairs request ?

I'm learning as fast as I can about the industry and encountering BP (literally like couple days ago) was such an eye-opener!

I recently got a real estate license to buy and sell investment properties and I think that adds credibility in his eyes.

I got interested because i did an accidental live-in-flip and now my eyes are open to the potential of this whole thing (thanks to the podcast).  

Had you invested $250,000 and bought the S&P 500 in 1982 and closed you eyes for 18 years your S&P 500 portfolio would have been worth $3.2M by 2000.

I am in the Boston area and keep my eye for property opportunities.  

Trying to deriving a price from a self-selected CAP rate is a bit like throwing a dart with your eyes covered.   

What are the primary red flags I should be keeping an eye out for?
