I made a video that summaries most of the story pretty well.

Being as the audience seems to be college students I'm sure referring them to DIY you tube videos on basic household maintenance would be a hit.

We have multiple accounts that may be used to pay for maintenance/supplies, though, so we have to keep track of who/what account paid what invoice and reimburse appropriately.Keeping track of rent roll is just done with an excel spreadsheet and updated as things change, which inevitably means something is missed or not updated correctly or in a timely fashion.I know I can't explain everything that could use a good process re-make, so I thought I'd just ask how others are managing leases/rent roll, expenses/reimbursements, and anything else.

I think you have a good hand of cards on this if all you state is accurate.One final note, if you have photo or video evidence of the condition of the unit upon starting, that too is one more feather in your cap.

I learned about the excellent cap rates coming from some of the smaller towns around TX and decided to take a trip!

Because it's raw land...there wasn't much I had to do to it...but after looking at the local comps and how other agents were marketing properties in the area I knew that they were over pricing these properties AND doing a terrible job at marketing the properties with the descriptions & images. ( So I did the opposite by pricing this property correctly, Improving the images, making a video about the property and building a very descriptive ad copy.)What was the outcome?
