Looking for first income property in Philly
All,
Looking for some advice. Interested in purchasing my first income property in Philadelphia and debating neighborhoods. I was looking at Fishtown since it seems to be up and coming but an agent I spoke to also suggested University City. My goal is a property with positive cash flow in a decent area where hopefully I can expect some appreciation or at least stable prices. Looking between 200k and 400k. University City certainly appeals to me given the potential of renting to a graduate student or medical professional, but looking for any suggestions.

I wouldn't consider Fishtown up and coming but rather highly desirable with more development happening weekly. UCity could be a good play if you want to rent to college age folk.
I'd start on the MLS and see what an avg property costs that fits your property criteria. Then I'd go to Apartments.com/FB/CL/etc. and see what they are being rented for. Then run the numbers and see if that area makes sense.
